Geist Office Suites, near the corner of Fall Creek and Brookschool, will be opening in late April, providing new commercial opportunities to businesses in the Geist/Fishers area. The combined features of a high traffic location combined with easy accessibility to I69 and convenient parking offer a unique and ideal opportunity to local entrepreneurs. The new owner, RE/MAX Broker, Chris Schulhof, recently purchased the building, is currently renovating it and negotiating leases for occupancy in the building.
Schulhof is not new to the concept as he developed a similar and successful project in 2001 and had been looking for an opportunity to do it again when he found the building available.
He said the concept of “office suites” in his building offers a number of advantages. It will have on-site management and it has a variety of offices of different sizes which can be separately occupied or can be bundled in an area within the building. Each lease will include a set of basic amenities. Additionally, several “premium” amenities will be incrementally priced and available for tenants who require them. He said, “one package does not fit all” and that is why the “office suites concept” with options to fit the specific and special needs of a tenant, makes good business sense.
Schulhof said that to reduce operating expense, many companies have adopted a business plan that requires employees to work from home. Among the challenges for many who work from home are toys, kids and other distractions. Others find a professional office environment rather than the home bedroom or den to be more conducive to productivity and they often have a need for a conference room to meet clients or to work or meet with their colleagues.
He said that his earlier project was successful because it was ideal for a variety of businesses and for several start-ups. He had one tenant take an idea and transform it into a medical device company which was subsequently sold for several million dollars. He mentioned that another tenant was a partnership of Geist entrepreneurs who started an engineering company that designs engines for the military. He said it was exciting to watch a small group of people with very limited financial resources come together in a cost efficient office suites environment. They took their ideas from the drawing board to reality and to a successful and profitable company because the concept enabled them to keep their overhead low but at the same time it provided them the with the amenities necessary to move their business plan forward in a structured and efficient manner.
Schulhof has a new website, geistofficesuites.com which quotes the prices of the various offices in the building, the building floor plan, the basic amenities included with a lease and the “premium amenities” from which a tenant can choose. With office suites starting at $350 per month, it should lease up quickly as there are only 9 left available. Schulhof will be the first tenant, relocating his RE/MAX franchise to the building.
